5 Things to Look for in Your Next Real Estate Agent


If you’re thinking of selling your home, it’s absolutely crucial that you find the agent for the right reasons. How do you know how to distinguish the good agents from the bad ones? Here are five things to look for in your next real estate agent:

1. Experience. This is absolutely the most important thing to look for. You want to know whether they’re a full-time agent or simply a hobbyist, and how many years they’ve been actively selling real estate in your area. To get a clearer picture of their experience, ask these questions: How many homes have they sold in the past year? How many homes do they sell on average each month? What is their average days on market for homes they’ve sold? What have their past clients said about working with them? These are important metrics for you to understand as a seller.
2. Specialty. What does this agent specialize in? It’s nice to find an agent who is well-rounded, but you may want to consider hiring someone who specializes in working with homeowners exclusively. These agents will understand the different variables that come into play when pricing your home. You don’t want someone who will use “hope” as a selling strategy.

3. Negotiating skills. Learning to negotiate is not necessarily something that an agent can easily learn from a YouTube video or in a book; this skill comes with years of experience. You should know their negotiating techniques and strategies up front.
4. Knowledge of the market. Consider asking an agent questions about things like the average residential asking price of a home in your area, and what the current absorption rate is. An agent should also know how to handle potential outside threats from interest rates, market trends, job loss and economic indicators.
5. Team players. It’s very important to understand the difference between an agent that works on their own versus one who works as part of a team. It’s very difficult for solo agents to manage so many aspects of home buying and selling with so many clients at the same time. For this reason, I’d recommend finding an agent with a team and a strategy in place to manage customer satisfaction and will get you top dollar on your home.

One of the biggest mistakes you can make as a homeowner is choosing an agent for the wrong reasons. You definitely should not choose an agent just because they are cheaper than others, and be careful about working with family or friends. Make sure you choose the right agent for the right reasons by doing your homework beforehand.

I have with me Steven Staffieri, the owner of All My Sons Moving & Storage. He will be talking about moving insurance and the subtle differences between it and valuation coverage insurance.

Steven says that most states offer valuation coverage. This is usually covered free of charge, and it covers up to 60 cents per pound, per article. However, this is not the same thing as moving insurance. 



Moving companies aren’t allowed to sell insurance. Insurance companies like AAA or RATE have to do this on their behalf, and they will usually only offer it to their finest vendors. It’s important to know the difference between insurance and valuation coverage.

Unlike most moving companies, All My Sons does not use day laborers. They do a thorough background check on all their employees that goes back ten years, and they do an in-house drug screening that is sent to a certified lab for testing. 



Most other moving companies will do the job very cheaply, but the workers they send are not always of the highest caliber or integrity. These day laborers never know if they will have work the next day, so they may not care so much about the quality of the job they’re performing.

Today I am back with Mark Garza of Kingdom Builders, and he's going to tell us why homes are always being priced differently for new home construction.

A common scenario is when Mark gets a call from someone asking how much he charges per sq. ft. to build a home. He can never answer this question because every home is different. This is similar to asking a restaurant why they price their plates differently. A 3,000 sq. ft. home with 100 windows will cost more than a 3,000 sq. ft. home with 20 windows. Every home is unique, and the materials used to build the home will also affect the price. 

There are really only three ways to reduce the price of a home, and that's by building a smaller home, using cheaper products, or use cheaper labor. As a homeowner, you have to make a decision of which of those three things you would rather have in your home.

Today I'm back with Mark Garza of Kingdom Builders in Corpus Christi. We're going to be discussing people's biggest fears when they go to build custom homes.
  • When people don't know about something, they often say 'no'. This fear of the unknown can be eliminated by having the builder give you a detailed price breakdown, counting the price of every last nail and screw that will be used on your home. All the small details should be set in writing.
  • If you're building a custom home, I'm going to take a wild guess and suggest that you probably don't know a lot about construction. If this is true, then you need a builder who is onsite every day that can tell you what's happening in such a way that you'll be able to understand him or her.
  • You need to have realistic expectations for what is being done on your home, and this will require you to form a close relationship with your builder before construction begins. If you can't get along with a builder before a project has even started, then you may want to look elsewhere. Don't be shy or intimidated when you begin talking to a builder, otherwise the questions that you didn't ask could come back to haunt you.
