3. Location: This is important because this is the one thing that you'll never be able to change about your home. Make sure you're in a quality neighborhood and a good school district. 
4. The rates and terms of your loan: This factor is often overlooked. The rates and terms of a good deal should be beneficial to you, and this is really your opportunity to get a good deal on a home. It helps to have an experienced real estate agent who knows how to fight for your best interests during the negotiation process.
